1. What RentalFacts.online is
RentalFacts.online is a public rental-housing information platform. It is not a law firm, does not provide legal advice, and does not verify the truth of every claim in a listing beyond the moderation described below. Renters, landlords, and property managers should independently confirm anything they rely on.
2. Submitter affirmation
By submitting a listing, report, dispute, or any other content, you affirm that the information is accurate to the best of your knowledge, that you are not impersonating another person, and that you understand the content may be published publicly (subject to the display options you choose) and reviewed by RentalFacts.online administrators.
3. Listings are never deleted
A tenant may edit a listing or mark it Resolved, but no listing is ever permanently deleted from RentalFacts.online's records once submitted, including after admin removal from public view. This applies even if the submitting account is later deactivated. Administrative communications with tenants, landlords, or advertisers are likewise kept as a permanent, undeletable record.
4. Accounts and passwordless login
Tenant and advertiser accounts use a one-time code sent to your email or phone rather than a password. You are responsible for keeping access to that email or phone number secure.
5. Listing packages and payment
A Basic listing is free. Optional paid packages (e.g., Featured placement) are billed once per listing through Stripe. Fees for paid packages are non-refundable except as required by law.
6. Disputing a listing
A landlord, property manager, or their authorized representative may dispute a listing by submitting verification of their connection to the property, a form of identification, and a refundable deposit. RentalFacts.online reviews disputes and publishes a public resolution summary without exposing the private materials submitted by either party. The deposit is refunded if the dispute is upheld and kept if it is rejected as unsubstantiated. Filing a dispute you know to be false, or using the dispute process to intimidate or harass a tenant, is prohibited and may result in the deposit being forfeited regardless of outcome.
7. Reporting and moderation
Any visitor may report a listing for review. RentalFacts.online administrators may flag, reject, or remove a listing from public view, with or without a stated reason, at their discretion. Removal from public view does not delete the underlying record.
8. Advertiser content
Advertisers are responsible for the accuracy and legality of their own creative content. RentalFacts.online may decline or remove an ad at its discretion, including under an active admin-review setting described in the advertiser terms.
9. Prohibited uses
You may not use RentalFacts.online to harass, defame, or impersonate any person; to submit content you know to be false; to upload malicious files; or to attempt to circumvent the site's moderation, dispute, or payment systems.
10. Changes to these terms
These terms may be updated from time to time. Continued use of RentalFacts.online after a change constitutes acceptance of the revised terms.
