Bonanza Pines Senior Apartments Case Study Smoke, Air Quality, and an Ongoing Ventilation Problem

I moved into Bonanza Pines Senior Apartments in July 2025. What began as occasional cigarette smoke outside my apartment developed into an ongoing indoor air-quality problem involving cigarette smoke, suspected vape emissions, unusual chemical odors, and evidence suggesting that air from another unit may be entering my apartment through the HVAC system.

Why I Am Documenting the Full History

I am a resident of Bonanza Pines Senior Apartments. For clarity and context, I am documenting the problems I have experienced since moving into the property, the steps I have taken to notify management, the evidence I have collected, and why I ultimately decided to make that evidence publicly available.

The purpose of this case study is to create a chronological record that allows management, corporate representatives, inspectors, investigators, attorneys, and other interested parties to review what happened and examine the supporting evidence for themselves.

July 2025

The First Cigarette Smoke

Shortly after moving in, I began smelling cigarette smoke outside my unit whenever my patio door was open.

At first, I did not know where the smoke was coming from. I eventually witnessed the male resident directly above me smoking on his balcony on approximately three or four occasions.

I did not complain to management at that time because I could avoid the smoke by closing my patio door. At that point, I considered the problem manageable.

Following Months

Repeated Stomping From the Unit Above

I soon became aware of another issue involving the apartment directly above mine.

Sound travels easily between the units. Ordinary activities inside my apartment—including using my bathroom exhaust fan, listening to music, watching television in my bedroom, and moving around my home—were repeatedly followed by loud stomping and yelling from the female aide in the unit above me.

On one occasion, I heard the male resident tell her to "stop stomping around." I then heard her respond that she was stomping because I was making noise below by turning on my fan.

This behavior continued almost daily for months.

Later in 2025

An Encounter With the Upstairs Resident

The situation changed after I encountered the male resident outside while I was walking my dog.

He was using a walker. As I approached and attempted to say hello, he stopped and appeared to freeze in place. I said hello several times before he responded.

His reaction concerned me enough that I asked whether he was okay or needed help. He told me that he did not.

After that encounter, the stomping from the upstairs unit became almost nonexistent for several months.

Later

The Stomping Begins Again

On a later occasion, while the male resident appeared to be away from the apartment for a night or two, I could hear a male visitor in the upstairs unit with the female aide.

During that period, the stomping began again in response to ordinary noise from my apartment.

It was shortly after this that the situation became significantly more serious.

Indoor Air Problem Begins

Cigarette Smoke Starts Coming Through My AC Vents

I began smelling cigarette smoke inside my apartment through the air-conditioning vents.

This was completely different from smelling smoke outside through an open patio door. The odor was now entering my living space through the ventilation system.

At times when these incidents occurred, I also experienced periods of light-headedness or dizziness. The air sometimes felt unusually heavy, and I found it more difficult to breathe comfortably.

My First Report to Management

I verbally notified the management office about the problem and was told that management would have to investigate.

I never received a report, explanation, findings, or other follow-up telling me what that investigation determined.

March 2026

I Put the Smoke Complaint in Writing

In March 2026, I received notice that I needed to begin the recertification process for my lease renewal.

My lease did not expire until July, so I responded that I did not want to begin recertification that early.

In that same written communication, I again informed management that the resident above me smoked and that cigarette smoke was entering my apartment.

Management Asked Me to Photograph the Smoke

I received an email from the property manager telling me that I needed to take a picture of the smoke coming out of the AC vents.

That response changed the way I approached the situation. It indicated to me that my previous reports were not being accepted as sufficient evidence.

So I began documenting everything.

Evidence Collection Begins

I Start Building a Written and Video Record

I began keeping a written log documenting when I smelled smoke inside my apartment.

I then purchased an air-quality meter so that I would have something more objective to document than odor alone.

I began taking photographs and video recordings of the meter whenever abnormal readings occurred. Over time, I accumulated dozens of recordings showing changes in the air-quality readings during these incidents.

After additional research, I also began considering the possibility that some incidents involved more than cigarette smoke.

Certain events produced odors and meter patterns that appeared different from those I associated with cigarette smoke. Based on those differences and my subsequent research, I began separately documenting incidents that I suspect involve vaping.

Why the Meter Recordings Matter

The documentation does not rely solely on my ability to smell something. The videos provide a visual record of what my air-quality meter was detecting inside my apartment at the time of each recorded event.

August 20–21, 2026

I Complain to Management Again

On August 20 and August 21, 2026, I went to the property manager's office to complain again.

I also provided information concerning contaminants associated with cigarette smoke and explained my concerns about what was entering my apartment.

By this point, the issue was no longer an occasional smell. It had developed into an ongoing indoor air-quality problem.

August 24, 2026

Maintenance Comes to My Apartment

On August 24, a member of the maintenance team came to my apartment to discuss the problem.

When I explained that smoke and contaminated air appeared to be coming through my AC vents, he initially told me that what I was describing should be impossible.

He explained that every apartment has its own HVAC unit and its own ductwork. In other words, air from another apartment should not normally be entering mine through my vents.

One Video Changed the Discussion

I showed him just one video from the more than 50 recordings I had accumulated.

After viewing it, he said there must be some type of hole, leak, opening, or other problem in the ventilation system allowing air from elsewhere to enter my vents.

He said HVAC would need to investigate.

August 27, 2026

Management Reviews My Evidence

On August 27, 2026, the property manager came to my unit accompanied by a supervisor and two members of the maintenance team.

I showed the manager my air-quality meter readings. I explained what the meter normally displayed under ordinary conditions and what happened during the smoking or suspected vaping incidents.

I also explained that I had accumulated more than 50 documented readings and recordings.

The Manager Told Me She Believed It Was Happening

The manager told me that I could stop taking meter readings because she believed that the events were occurring.

She said management would now have to determine who was causing them.

She asked who I believed was responsible. I told her that I believed the source was the apartment directly above mine.

She said she would investigate but explained that proving who was smoking would be difficult unless management actually caught someone with a cigarette.

Nearly Two Weeks Later

The Problem Has Become Worse

At the time this introduction was written, nearly two weeks had passed since the August 27 visit.

Instead of improving, the situation had become worse.

I was experiencing what appeared to be repeated cigarette smoking, particularly after the management office closed. I was also documenting repeated incidents that I believe may involve vaping.

These incidents appeared to occur in multiple areas of the apartment but were particularly noticeable in the bathroom and kitchen.

In addition to cigarette and suspected vape odors, I have also smelled strong chemical odors coming through the ventilation system that I would describe as similar to paint or hairspray.

Those events are also being documented.

The Timing of Some Incidents Raised Additional Concerns

As I collected more recordings, I began noticing patterns that were difficult for me to dismiss as random.

Bathroom Pattern

I have recordings in which an air-quality event consistent with suspected vaping begins approximately two minutes after I enter the bathroom and turn on the exhaust fan.

Kitchen Pattern

I have documented similar incidents occurring shortly after I enter the kitchen and begin using the water.

The significance to me is not simply that an air-quality change occurred. It is the timing of those changes.

People outside my apartment ordinarily would not know exactly which room I am occupying. However, someone living immediately above me may be able to hear activities through the building structure, including:

  • the bathroom exhaust fan;
  • running water;
  • my television;
  • conversations;
  • music; and
  • ordinary movement inside my apartment.

My Conclusion Based on the Pattern

Based on the repeated timing of these incidents, the history of stomping and noise complaints from the apartment above, and my previous observations of the upstairs resident smoking, I believe the apartment directly above mine warrants serious investigation.

That is my conclusion based on the evidence available to me. The recordings are being published so that others can review the evidence and reach their own conclusions.

Once it became clear that verbal complaints, written complaints, logs, meter readings, photographs, and videos were still leaving room for delay or uncertainty, I decided the most effective next step was to organize the evidence and make it accessible.

Investigating the Building's HVAC System

Bonanza Pines Senior Apartments was built in 2006.

Because maintenance initially told me that air from another apartment should not be able to enter my ventilation system, I began researching HVAC configurations commonly used in apartment buildings of this type and construction period.

My research was consistent with the maintenance employee's explanation that individual apartments would normally have separate HVAC systems.

Based on standard multi-family building practices in Clark County for four-story residential properties built in 2006, the duct layout follows a highly structured, self-contained architecture:

Individual Unit Duct Layout

  • Self-Contained Runouts: Each apartment operates on an entirely independent duct system. Air ducts do not cross between apartments to ensure fire safety, acoustic privacy, and independent climate control.
  • Mechanical Closet Core: The layout centers around an indoor mechanical closet (usually located near a hallway, utility closet, or bathroom) housing the vertical air handler and gas furnace.
  • Ceiling Plenum Supply: From the top of the air handler, a main supply trunk extends into the ceiling plenum (the space between the drywall ceiling and the floor joists above). Branch ducts split off from this main line to feed supply registers in the living room, kitchen, and bedrooms.
  • Central Return: To conserve space, most units utilize a single, large central return air grille located directly on or near the mechanical closet door rather than running return ducts to every room.

Building-Wide Ventilation & Exhaust

  • Vertical Fire Dampers: Where exhaust ducts (such as bathroom fans or kitchen range hoods) penetrate walls or ceilings to exit the building, they pass through certified fire dampers. These dampers automatically seal shut in the event of a fire to prevent smoke from traveling between floors.
  • Corridor Pressurization: The building hallways typically feature a separate, rooftop-mounted makeup air unit. This system pushes fresh, conditioned air into the common corridors to keep them slightly pressurized, preventing cooking odors or stale air from leaking out of individual apartments into the public hallways.

How Tobacco Smoke Can Enter a Self-Contained HVAC System

If an HVAC system is supposed to be self-contained, a neighboring unit's tobacco smoke can still breach the supply vents because of physical construction conditions, negative air pressure, and common characteristics of multi-family construction.

1. Panned-Joist Building Cavities — The Most Common Culprit

While the main sheet-metal or flexible duct lines may be independent, multi-family buildings from this era often utilize panned building cavities to save space and material. Instead of using a completely sealed pipe, builders may block off a section of wood floor joists or drywall wall studs and use that cavity as part of the return-air pathway.

The Breach: If a neighboring unit's wall cavity connects with or adjoins my wall cavity, or if there is a gap around plumbing or electrical lines running through the joist space, the air handler's suction can pull air through gaps in drywall, wood, or other openings.

This can potentially pull smoke-contaminated air into the return-air system, carry it past the cooling equipment, and redistribute it through the supply vents.

2. Extreme Static Pressure Differentials

When an AC blower fan turns on, it creates negative air pressure within portions of the return system and mechanical area.

The Breach: If a neighboring resident is smoking heavily, that negative pressure can draw air through whatever unsealed pathways are available. These can include drywall joints inside the mechanical closet, seams where ductwork meets ceiling drywall, or openings around structural, plumbing, or electrical penetrations between units.

In this type of situation, the AC system can effectively behave like a vacuum: pulling contaminated air through an opening and then redistributing that air through the HVAC system. This is one possible explanation for why air-quality readings could change rapidly while the HVAC system is operating.

3. Fresh-Air Intakes Near Smoke Sources

Multi-family HVAC systems may also use a small passive fresh-air ventilation intake connected to the unit's return system to introduce outside air into the apartment.

The Breach: If that intake draws air from an exterior wall, alcove, patio area, or another part of the building envelope near where someone is smoking, the HVAC system can potentially pull the outdoor smoke into the return-air system and distribute it through the apartment's supply vents.

4. Poorly Sealed Duct Connections and Vent Boots

Ductwork installed when this building was constructed may have been sealed using mastic, foil tape, mechanical connections, or a combination of sealing methods. Over time, seals and connections can deteriorate, separate, crack, or develop gaps.

The duct boot is the metal box or fitting that connects ductwork to the visible supply or return register in a wall or ceiling.

The Breach: If the duct boot is not tightly sealed to the surrounding drywall or if the duct connection behind it has separated, air from the wall or ceiling cavity can enter the airflow pathway.

If tobacco smoke or other contaminants are present in a shared ceiling, wall, or interstitial cavity, those contaminants can potentially enter through an unsealed connection and then be delivered into the room through the vent.

Why This Matters in My Case

A unit having its own HVAC equipment does not necessarily prove that air from surrounding building cavities or neighboring spaces cannot enter that system. The important question is whether there is a leak, failed seal, open building cavity, pressure pathway, intake location, or other defect that is allowing contaminated air to enter my apartment's airflow.

The Question That Needs to Be Answered

What has failed, opened, leaked, or otherwise been compromised in the building's ventilation system that is allowing unwanted air to enter my apartment?

What Happens Next

I intend to provide this website and its supporting documentation to the appropriate corporate representatives so that they can review the evidence directly.

They will then have an opportunity to determine:

  1. where the smoke and other airborne contaminants are coming from;
  2. how that air is entering my HVAC system;
  3. what repairs or corrective actions are necessary;
  4. how the smoking or vaping issue will be addressed; and
  5. how continued exposure inside my apartment will be prevented.

The remainder of this case study presents the evidence chronologically so that readers can review what happened, when it happened, what was reported, how management responded, and what the monitoring equipment recorded.

IMPORTANT — READ BEFORE VIEWING THE AIR-QUALITY RECORDINGS

What the HCHO and TVOC Readings Mean

The two most important numbers on the bottom-right side of my air-quality meter are HCHO and TVOC. These measurements indicate the presence and concentration of airborne chemical pollutants inside my apartment.

Understanding the normal and established safe levels is important when reviewing the meter readings shown in this case study.

HCHO

Formaldehyde

An individual toxic chemical

HCHO is the chemical formula for formaldehyde. Formaldehyde is a volatile organic compound and is one of the harmful chemicals that can be present in cigarette smoke. Formaldehyde can also be produced when e-cigarette or vaping liquids are heated and aerosolized.

Because HCHO measures a specific chemical rather than a group of chemicals, its acceptable concentration is much lower than the total TVOC measurement.

Total Volatile Organic Compounds

The combined concentration of many airborne chemicals

TVOC stands for Total Volatile Organic Compounds. Unlike HCHO, TVOC does not represent one particular chemical. It is a measurement of the combined concentration of volatile organic chemical compounds detected in the air.

Cigarette smoke contains numerous volatile organic compounds. Vaping aerosol can also contain volatile organic compounds. Therefore, cigarette smoking or vaping can contribute to an increase in the TVOC concentration of indoor air.

Why These Numbers Matter When Documenting Smoking and Vaping

Cigarette Smoke

Cigarette smoke contains formaldehyde and numerous other volatile organic compounds. Exposure to cigarette smoke can therefore affect both the HCHO and TVOC measurements.

Vaping

E-cigarette and vaping aerosols can contain volatile organic compounds, and heating vaping liquids can generate carbonyl chemicals including formaldehyde. Vaping can therefore also affect HCHO and TVOC measurements.

These are the levels normally recorded in my apartment when an air-quality event is not occurring. When reviewing the photographs and videos below, compare the recorded readings with both my normal baseline and the established safe levels shown above.

Pay Particular Attention to Readings Above These Levels

HCHO: Compare the recorded formaldehyde concentration with the World Health Organization's maximum 30-minute guideline of 100 µg/m³.

TVOC: Compare the recorded TVOC concentration with the 300 µg/m³ upper boundary of the hygienically safe range.

Readings substantially above these numbers show the magnitude of the air-quality change occurring inside my apartment.

Important: An HCHO or TVOC meter records changes in airborne chemical concentrations. The readings can document that an air-quality event occurred, but the meter alone does not chemically identify the exact source of those pollutants. The readings in this case study are evaluated together with odors, timing, location, repeated patterns, photographs, videos, and other documented evidence.
